Every lead is screened against market comparables, condition, and seller motivation before it earns our time.

Underwrite Conservatively
We model after-repair value, cost, and exit on the downside case. If it only works on the optimistic case, we pass.

Structure the Close
Direct purchase, assignment, or partnership — we choose the structure that gives the seller certainty and the asset its best outcome.

Reposition or Place
